Why Idaho

Idaho is the next logical step in our footprint. Kansagra Partners owns and operates 14+ hotels across Utah, Colorado, and Wyoming, with two more under development, and Idaho sits directly on the corridors we already run. The state ranks among the fastest-growing in the country: the Boise metro continues to expand, resort and recreation demand supports year-round leisure travel, and the I-84 and I-15 corridors generate the steady highway, commercial, and crew business that fits our select-service thesis. To be direct: we do not yet operate a property in Idaho. We are actively underwriting the market and intend to enter it with the same operating discipline we apply across our existing portfolio.

What we look for

Our acquisition criteria in Idaho mirror the rest of our platform. We target select-service and limited-service hotels in secondary markets where demand is durable and new supply is constrained. Value-add situations are our specialty: deferred capital plans, pending PIPs, under-managed operations, or owners facing a brand-mandated renovation they would rather not fund. We are experienced franchisees of Wyndham, Choice Hotels, and IHG, and we execute property improvement plans in-house alongside hotel operations and revenue management, which lets us underwrite renovation risk with operator-level detail rather than third-party estimates.
